The Hausples Online Flash Sale event offering discounted properties for rent to the public for a limited period of time has received a record of over 1,000 registrations with many property seekers demanding additional stock.The event has been marketed in April as the first online event of its kind in an effort to sustain the real estate industry during the Covid-19 lockdown. In anticipation of the actual event, Hausples made properties visible to the public on Thursday 6 May - one week prior to the discounts being revealed - allowing property seekers to browse through properties and bookmark those of interest. Discounts were revealed at the start of the event on Thursday 13 May and were due to be withdrawn on Saturday 15 May; however, as a result of popular demand the Hausples Group decided to extend the offering for a further week until Wednesday 19 of May. As a result, additional registrations of interest were received for all advertisers, including real estate agencies, the Bank of South Pacific, Telikom PNG, Boroko Motors and many others.   “We are very pleased with the response received from property seekers. Considering this is the first online flash sale ever in PNG, we can safely say that it has been a successful proof of concept and we will definitely plan another event before the end of the year.” says Tom Snelling, Hausples Pty Ltd General Manager.The response by property seekers has been overwhelming and the online event has registered over 1,000 users over a one month period.  “We didn’t expect to receive such an overwhelming response and are delighted to see that people welcome online initiatives such as this one.” added Tom Snelling.Based on the data retrieved it has emerged that over 56% of property seekers were actually looking after properties for sale and were ready to buy. “We are in the process of analysing the data to improve on our next offering; however, early results show a huge demand for properties for sale in the capital city and in regional areas even from overseas investors. I thank God for seeing my family through during these unprecedented times and having made this bold move was great courage in itself.  I can now say, my family’s future is safely secured, and a place we can call our own,’ Margaret said.“Thank you to BSP for the competitive fixed interest rate, with repayments over a 40 year term, I told myself that it was worth a try. I was not too confident about my application, but giving this an attempt, I made sure, I provided all requirements for loan processing,” Margaret added and, with a few amends and adjustments to her requirements, she successfully qualified for a BSP First Home Ownership Loan.Today, she shows off her keys to her new home. “It’s an unbelievable feeling when they hand you the keys to your house – something that you call your own,” Margaret further added.As at April, 2021, BSP Financial Group Limited (BSP) has approved loans to the total value of K312 million under the BSP FHOL.BSP Group CEO Robin Fleming said while the product is a joint initiative with the government that begin in 2014, BSP has fully funded the program after the government’s liquidity support for the facility “did not eventuate years ago”. “While our FHOL remains at the fixed interest rate of 4%, the lowest offered by Commercial Banks at K400,000 maximum funding availability, our Standard Home Loan Interest rate is 5.5% for those looking at properties above K400,000.  That is not just for a number of years but the duration of loan repayment period,” Mr Fleming added.The interest in the home ownership and for affordable Home Loan Products has been relatively high since the introduction First Home Owners Loan product in 2015. Real estate enthusiasts had much to gain from Valentine's Day than the average night-for-two hotel package. PNG’s leading property portal, Hausples Limited, revealed the PNG Real Estate Survey 2020 last Friday, 14th of February, 2020 at the Lamana Hotel.  The occasion was more than just appealing to real estate professionals, VIPs and a few guests. Invitees were treated to an insightful three hours, punctuated by key sentiments concerning the current property market, as identified by the survey. “The survey isn’t just about numbers. It gives us feedback on what the consumer is actually after,” said the General Manager of Hausples Limited, Tom Snelling. “It gives us an idea of the wants and needs of the consumer, such as how many bedrooms the people want? What’s the landmass that people want? How much money are people willing to spend on houses? This is the information we need in order to build properties that sell at the end of the day.”     With four years of data on hand, Hausples is able to update and single out consistency in the data, since the first survey edition in 2017. However, according to Mr. Snelling, anomalies are a given every now and then. So what the number one property portal does is to visit the blueprint of these anomalies, in order to determine a corresponding standard.Hausples proclaims that such occasions are strategic paths for real estate and related industry professionals to extend their market reach, as well as improve their list of genuine business partners. In retrospect, this survey is designed to benefit real estate agents, developers, builders and contractors. Some of the key outcomes that were noted during the occasion were: Nearly half of the respondents claimed they share the same roof with their immediate family or extended family; hence, PNG is a family oriented societyMean occupancy is between 4 to 6, where a surprising 16% had over 10 occupants Household  incomes appear to have dropped significantly since last year. Those earning less than K2,000 per month has jumped to 36% (against 27% in 2019)Last years survey was conducted just 5 weeks after APEC, so those results may have been overstatedThere is an increase in the under 30’s, which represents the portion of the population that earns less than their elders. Number of people wanting to rent a house has increased to 54% (40% in 2019, but 58% in 2018)Apartments have dropped against last year’s results Again, this could be the result of APEC Usual suspects in terms of preferred Location to buy property were Boroko and Gerehu, topping out the listThere is an notable increase in demand for outer-city locations such as 9-Mile, 7-Mile, Napa Napa/Lea Lea - almost certainly due to cheaper pricesTokarara was favorable among buyers in the sales market, compared to the rental marketHi-Set houses are still the most popular choice and the results are mostly consistent with previous years, except “Land Only” which improved by 5 points for this yearInterestingly, Apartments are extremely unpopular in the Sales market at 4%, compared to the rental at 40%New properties are more popular than established ones - and “Serviced Land” is also in demand.Looking deeper into the types of houses our respondents want to buy; 3-Bed to 4-Bed is a must, and little demand for anything smaller. Again, PNG is a family oriented society. People are prepared to accept modern materials over brick or timber, probably due to the price difference.Acreage-wise, 300-500 sqm or above is the most popular choice. In comparison, the average block  size in Australia is 474sqm. This gives us a lot of information for property developers about the type of housing, location, sizes, and preferred materials. But the question is, how much are people prepared to spend?  As expected, anything within the First Home Ownership Scheme is most sought after, a probable cause for higher prices to wither quickly. Basically, the task is to build a 3-bed house for less than K400,000. However, we have established a demand for Serviced Land at a similar proportion to less than K200,000. The majority would expect to put a minimum 10% down as a deposit. The deposit would mostly come from a Housing Advance, but the bulk of the finance points to a home loan.Most respondents would be first home buyers How people view other financial products, such as insurance, shows maturity in financial literacyAbout ¾ would definitely take out an insurance policy and 23% saying maybe. Again, the majority (88%) requested more information on home insurance. “More affordable housing” is the biggest request change in the property market, and most of the sentiments revolved around price regulation. Realistically, regulation would be almost impossible to implement. However, it does show that there is concern within the market about property prices.“Such property events are very helpful and informative, especially the latest from surveys. It helps us real estate professionals in many ways, and not just property managers, but all stakeholders like property contractors and developers,” advised Mr. Carlito Adlawan, property manager of KMS Property. “In my line of duty, I rely on information on the Hausples website, to understand the locals’ perception of the affordability of the property market and pricing demands. These events are in themselves informative and today was no different. I’m wishing now that I should’ve asked my mates from Primus and Salcon Builders to come along. The PNG Real Estate Survey 2020, currently hosted by Hausples Limited, seeks to address demands for affordable housing, purchasing power, property prices and desired reforms that mirror customer expectations. So far, more than 1,500 completed surveys have been submitted, and the number continues to rise daily. The survey is conducted annually among a supply of subscribers who receive regular updates from Hausples. Because of these surveys, Hausples is able to gain greater insights into new real estate trends, which is then made available to interested parties who have a special take on the property market.“Surveys of this nature give an opportunity for the general public to state their preferences in the real estate market,” says Tom Snelling, General Manager for Hausples. “It’s important to understand what homebuyers are looking for - the price range, acreage, etc., so that developers and planners can build accordingly.”Voicing your concerns and preferences or feedback is paramount to any survey, likewise the PNG Real Estate Survey 2020. From a customer standpoint, your voice becomes the instrument for companies to measure your level of satisfaction with their products or service, and is suggestive of what’s working, what’s not, what should be done, and what is expected.  The 2020 survey tallied responses from property agents, developers, investors and basically everyone else. Just under half represent the government, banking and finance, oil and mining, and real estate and construction sectors, while retail, education, hospitality, medical, self-employed and others comprised fair portions. Among the notable results:The average age of respondents is between 31-40. Compared to last year, the progressive number of respondents in this bracket has gone up by 3%.The survey also shows a dip in percentage of low income earners, but not so true for middle-income earners who are experiencing a gain;The general perception of the real estate market, however, falls within the confines of “unaffordability”, especially for rentals and sales; Still consistent, compared to previous years, Waigani is the most sought after location for residing. But an overwhelming interest points to out of town locations such as 8 Mile, 9 Mile, Edai Town and so forth;Over half of the respondents said they are likely to spend between K200,000 and K400,000 on a property; and,Contrastingly, financial literacy has greatly improved and most likely will continue to improve in the years to come “As far as the current survey goes, we are seeing growth in the mid to upper income earners, which is inspiring for PNG’s economy and individual purchasing power,” Mr. Snelling added. “And despite the general feeling that property prices are high, with limited appraisal for affordable housing, the survey indicates significant changes in attitudes and that suggests maturity in the real estate market in PNG.”The 2020 survey has been refined in order to obtain as accurate and unbiased information as possible. Location preferences include the whole of PNG as well as suburbs of the capital. There also appears to be a trend towards the purchase of land-only, for which Hausples is trying to gain a deep understanding of this reality. The general purpose of these surveys is to assess how satisfied the general public is with different aspects of the real estate landscape. As 2019 comes to a close, Hausples avails this moment to appreciate the year. Since January, Hausples has remained consistent in maintaining its reputation as PNG’s number one real estate portal. From property developers, to property builders, to real estate agents, and investors, we have had so many amazing conversations and relationship building behind the scenes, and we hope to continue this trend in 2020 with greater significance.  However, our successes in achieving our goals would not have been possible without you - our beloved real estate community - and all that you’ve given as inspirational tools for our growth.  Here’s a roundup of our favorites for this phenomenal year, as far as our successes go. Home & Car Expo 2019As never before experienced in PNG’s real estate scene, Hausples and Market Meri fair-and-squarely pulled off PNG’s first-ever Home & Car Expo in June of this year. The Home & Car Expo 2019 fulfilled many a home and automotive needs in unexpected ways. Participants and visitors alike were treated to an array of housing and motor vehicle narratives under one roof. The two-day event was filled with entertainment, educational incentives, and informative cues. Many elated attendees went home with a piece of mind.Major players representing the real estate market and other related markets took advantage of this opportunity, thus making it one of the biggest events of 2019.For Hausples, this was nothing short of brilliant.  The Noble CenterNothing was nobler in 2019 than China Railway Engineering Group’s Noble Center in downtown, Port moresby. Unprecedented in size and sophistication, the Noble Center was completed in August of this year. In 2014, Papua New Guinea’s real estate market was on the brink of an ambitious result. The year witnessed the initiation of the LNG Project to which the property industry was at the forefront of a bright future. However, from 2015 onwards, homeowners who had bought at the height of a bloated real estate market found themselves underwater with their loans riding high. Owing more than what their homes were worth on the market, during the turn of events, these risky loans partnered with negative equity to cause an upset between investors and banks in every manner possible. Today, it’s a completely different story altogether. The gradual move towards a healthy property market, far outweigh the events that immediately followed the LNG projects.With the current boom in high-rise buildings, luxury apartments and commercial suites, the scene in Port Moresby has transformed beyond recognition. However the nagging question. However the nagging question that has a habit of popping up from time to time is: how has this change in the property market helped the average Papua New Guinean? This question and more like, do we really know what needs to be built? With a land tenure system that limits land availability, demand surefire answers that bring about “real change”, as well as asking, should developers focus on apartment blocks or should we review our leasing system, in order to spread our wings across PNG’s ample landmass?This is where having an in-depth understanding of the real estate market is critical. There’s something smooth about visiting real estate shows - and watching experts piece together their equipment for the inquisitive mind, or discuss with prying interests what it is that makes them unique. Even more clever are the moments of reckoning conjured by the quick-draw mcgraws of the event: Crossroads Hotel offered a taste test of their very own avocado chicken sushi, parallel to their lucky draw promotion which included an accommodation for two with free breakfast, a pizza voucher and a cooler bag.Day two of the 2019 Lae Real Estate Show was as exciting as the day before but with a twist. Nothing spelt “twist” better than day two. Post courier had an array of caps, backpacks, water bottles with pouches and cooler bags on display. Their mascot gave everyone a smile through random photo taking and simply having fun.For budding ice cream lovers, Laga Industries kept them busy. Central Mamina, in close proximity, gave visitors a good run for their money with a tasty coffee experience for K5 a cup and a choice of donut or egg sandwich to complete the experience.  PNG Institute of Architects, in affiliation with Lae Biscuit Company, gave away biscuit-filled plastic bags to unsuspecting visitors to their booth, aside from their purposeful exhibitioning. In front, the PNGIA team displayed a model impression of Lae Biscuit Company’s Transient Employee Accommodation among a series of latest visions planned for Lae.    Niugini Electrical was another show-stopper with their unique range of solar powered equipment such as freezers and fridges. Those in remote villages were enthusiastic to know more about how these products function, as they imagined the odd connection between a solar powered equipment, family gathered around a warm fire, and a coleman lamp.  Security Systems even attracted the curious to their home and business security booth, displaying the gallagher monitoring perimeter fencing and a new generation of starlight cameras with improved light sensitivity, and other essential home security tools. Individual exhibitors, on the day, had much to discuss and elaborate on, in order to be fair to their visitors in knowledge and in understanding. While the show was on target with attendees getting a piece of the pie, other participants such as BSP, Eco Housing, PNG Forest Products, Nambawan Super, Atlas Steel, Hausples and MarketMeri had a piece of the recipe, instead. From home loans, to Trimdek for use on roof and external cladding, and all things property relevant, the exhibitors (named) had it all on sight and on paper.The 2019 Lae Real Estate Show happened in a manner that exceeded everyone’s expectations, with aroused interests, more sign ups, and sufficient brand exposure. Every attendee went home with a piece of mind, and that was the bottom line. It was a day of reckoning with a final hurdle to conquer in the coming weeks: exhibitors to convert genuine, potential leads into sales.

Also joining the fun was Crossroads Hotel, who took advantage of the opportunity to do a lucky draw promotion that centered around free Japanese-inspired breakfast, and affordable living spaces as a whole. “All you have to do is write your name, contact details and drop it into a container which we will draw on the final day,” said Max Meta, senior Chef for Crossroads Hotel, who was also pleased with the turnout of day one, in terms of visitors to their booth. MarketMeri shared the same sentiment, witnessing a fair share of crowd that gave them no room for break.Overall, the general mood was tender, full of smiles and moderate yet fantastic networking, which attracted an estimated  1,000 visitors (a 100% increase on last year). More than 10,000 visitors are expected to attend The Home and Car Expo 2019 at the Sir John Guise Stadium this Friday and Saturday, June 21 to 22. The annual event is an opportunity for people to have access to a "one-stop shop" in, especially, the real estate industry. This two-day event will bring together real estate professionals and representatives from several associations to network, make deals and explore new technology, and is lauded to be the “best one yet”. Whether it’s a first home purchase, or a perfect plot of land, or even a new car, this show will have something for everyone.“Our real estate shows have grown year on year, since the first one in 2017,” said Tom Snelling, General Manager of Hausples Ltd. “We wanted to explore intricate ways of increasing the diversity of our audience by including similar, high value purchases. Properties and vehicles are both large investments that often go hand in hand, so the Home & Car Expo 2019 makes sense,” he added, noting his excitement about the inclusion of vehicles this time around.Pacific Palms Property, Century 21, Airways Residences, Kupiane Management Services, EDAI Town and the Real Estate Industry Association make up the current list of real estate exhibitors that will be taking part in the Home Show. There will also be a large inclusion from the building industry, represented by CRCEG, Rhodes PNG, PNG Forest Products, Red Sea Housing, Atlas Steel, Hardware Haus, Global Kit Homes and Stratostream. The Banking & Finance sector will constitute BSP, Kina Bank, Trans Pacific Assurance Ltd, Nambawan Super, Fincorp, Westpac and FIFL.  Additional exhibits from Pacific Foam, Post Courier, Pure Water, Shoreline Security, Aspen Medical and Click TV will be on display as well.  Outside will see PNG’s leading car deals, including Ela Motors who will be showcasing the new RAV-4 and HiAce, beside 2 Fast Motors, Freeway Motors and KR Motors, as well as accessory providers like AutoParts Online and Terrain Tamers for the 4WD enthusiasts, along with Islands Petroleum for fuel and lubricant needs. Vehicle tracking will also spotlight highly with participation from Rapid Response, Corp Security and Shoreline.This will coincide with the “Show & Shine”; a collection of supercars, bikes and vehicles of interest. Car, truck and motorcycle devotees, alike, are invited to bring their vehicles for display in the show - all types and age are welcome.In keeping with its family-friendly theme, the Home & Car Expo 2019 will comprise bouncy castles for the children, outside. Plus an indoor supervised creche sponsored by Play-Station, and a variety of food stalls, both indoors (Fab Catering, Food Station, Superior Coffee and Paradise foods) and out. As always, a high-level of security will be ensured by SecurityPlus, in enabling a safe and inviting haven for everyone. The two-day event promises to be informative, entertaining, and educational.
