Our historical figures are not measured consistently enough to compare one year with another, so we would rather show no trend line than a misleading one.

A median needs 30 priced listings behind it, and a yield needs 30 on each side. Below that the figure is a dash. A dash is an admission; a number would be a claim.

Per square metre is computed

Price divided by floor area, every time, over the homes that state one. The per-square-metre figure agents type into the listing form is never used here.
